Each year, we’re taking a snapshot of the scores to determine the Top 100 property managers in the nation who demonstrate operational excellence.
TrueMatch™™ evaluates performance across four pillars: Performance, Cost, Trust, and Experience. We start with a base set of assumptions using publicly available information such as Google Reviews, licensing, and a company’s website, and then build from there. TrueMatch™ uses only verified information and standardized criteria to reward operational excellence, not marketing budgets or portfolio size.
The result is a level playing field where small operators with strong systems can rank alongside larger firms, and recognition is based entirely on merit.

Why This Rankings Matters
As former operators ourselves, we found that traditional review sites fall short for our industry. TrueMatch™ solves this with a consistent, performance-based evaluation. Free from paid influence and specific to what matters for clients. Trust is built when performance is verified, not marketed.
By measuring operational performance, not just portfolio size, it raises property management to asset manager-level professionalism. The result: a third-party credibility signal you can leverage everywhere, from owner acquisition to legislative advocacy.
How the Rankings Are Determined
Every position on the Top 100 list is based entirely on the TrueMatch™ Score. No one can pay for a spot on the Top 100. Depending on where a company’s TrueMatch score falls in the ranking, they’ll earn that spot for the named year. Along with the spot comes the recognition and credibility they’ve earned for all of the following year.
When the scores are finalized
Each year, on November 30, at 11:59pm, we take a snapshot of the TrueMatch™ scores across all companies on PropertyManagement.com. Your score at that moment in time determines your eligibility for the Top 100 campaign. So whatever your company’s ranking is at that point in time, is the ranking for the year. TrueMatch™ scores can change over time as a company improves its operations and performance. For that reason, you may notice that the score shown on the Top 100 annual page is different than the “Live” score.
Multi-location companies
Companies that operate out of multiple office locations are evaluated depending on their structure. For distributed, localized, or franchise offices: we evaluate an office’s specific performance. For a centralized or hybrid model, we’ll evaluate with more of a blend of centralized and localized performance metrics.
Market leader awards
Alongside the national Top 100 rankings, we will also publish the Market Leader companies for each major metropolitan statistical area (MSA). Each MSA will have one named Market Leader, based entirely on who has the highest TrueMatch™ score in that region. All other rules for scoring and ranking still apply. There will be one Market Leader for each top MSA.

TrueMatch™ organizes companies into four tiers based on score: Elite, Excellent, Reliable, Emerging.This gives owners and managers clarity at a glance.

We also review all signals on a regular basis to make sure they reflect what “quality” truly feels like to PMs and owners. Excellence is measured by consistency and service quality. Lend Your Help in The Evolution of TrueMatch™
We believe the TrueMatch scoring system should seek guidance from respected operators, real estate investors, and industry insiders. The score should reflect what matters to the stakeholders, with a shared belief that we all win if residential real estate is well managed, appreciating, and cash flowing. Managed properties should operate efficiently. Property management staff should be empowered.

The Top 100 list is refreshed yearly based on updated data, performance shifts, and validated submissions. We take the snapshot of TrueMatch scores at the end of each year, in December, and that becomes the “Top 100 of [Year]” for the following year.
After the annual snapshot is taken, there is the chance that your TrueMatch score can fluctuate. Our goal is to identify and recommend what you can do to improve your score. We’d like to be your partners in elevating the entire property management industry.
